When most of us purchased our home in San Diego Rancho La Cresta, we probably focused on the things that made us fall in love with the neighborhood—its quiet streets, mature landscaping, open space, and beautiful homes.
Many homeowners also know that our community was built around six distinct floor plans.
Three San Lucena models.
Three La Merida models.
In general, the San Lucena homes range from approximately 2,300 square feet and larger, while the La Merida homes range from approximately 1,800 to over 2,300 square feet.
The two-model series occupy different areas of the community.
San Lucena homes are generally located along Cypress Canyon Road, Angelique Street, Candy Rose Way, and their adjoining cul-de-sacs, occupying the higher elevations surrounding the neighborhood.
La Merida homes are generally located along Cypress Canyon Park Drive, Evergold Street, and their adjoining cul-de-sacs, forming much of the valley and southern portion of the community.
Most homeowners identify their home by one of these two model series.
But here's something many people don't realize...
The model homes do not determine your property's zoning.
Although the two-model series are geographically distinct, the boundaries of the RS-1-13 and RM-1-1 base zones were established independently of the model home layout.
That means a home's floor plan—or even the street it is located on—does not necessarily determine its underlying zoning designation.
For many homeowners, it may not matter today.
