SUMMARY OF SIGNIFICANT EVENTS – QUICK RECAP

• 2021 – Victoria LaBruzzo joined the Board and began advocating for greater transparency, homeowner communication, consistent enforcement, and compliance with governing documents.
• 2021–2024 – Recurring disagreements developed regarding governance practices, committee operations, enforcement consistency, homeowner communications, and interpretation of governing documents. Many of the same directors and homeowners appeared repeatedly in these disputes.
• 2023 – Victoria LaBruzzo was elected President. During her presidency, the Board implemented numerous governance reforms, including Meeting Conduct Rules, a Board Code of Conduct, Conflict of Interest standards, Architectural Guideline revisions, and improvements to homeowner communications.
• 2024–2025 – Homeowner tensions increased. A private Facebook group became a focal point for criticism of Board actions, management, and Victoria LaBruzzo personally. Several homeowners began regularly appearing at Board meetings to criticize Board and Architectural Committee decisions.
• April–May 2025 – Victoria LaBruzzo requested a dedicated Executive Session to address increasing dysfunction, hostility, and governance concerns among Board members. The meeting never occurred.
• May 28, 2025 – Without prior notice, explanation, misconduct findings, performance concerns, or governance justification, Victoria LaBruzzo was removed as President and replaced by Dave Settles. Prior to the vote, Settles stated he had no concerns regarding her leadership, management of the Association, or prior Board decisions.
• Summer 2025 – Allegations concerning ethics violations and improper use of Association counsel began circulating among homeowners by a board member despite having previously been reviewed and rejected.
• June 2025 – Victoria LaBruzzo formally requested mediation and an independent review of governance concerns. The request expressly stated that its purpose was not punitive, but rather to restore collaborative Board function and resolve ongoing disputes.
• July 2025 – The Board formally accepted Alternative Dispute Resolution (ADR) and agreed that mediation would occur within approximately ninety days. Homeowner Complaint regarding Victoria LaBruzzo and Teens in the park.
• July 2025–May 2026 – Mediation was repeatedly postponed. During that same period, the Association terminated long-standing legal counsel, retained new counsel, legal expenses increased substantially, and Victoria LaBruzzo's participation in governance matters became increasingly restricted.
• Throughout late 2025 – Homeowners were repeatedly permitted to use Open Forum to make accusations against Victoria LaBruzzo. Requests to enforce Meeting Conduct Rules consistently were largely unsuccessful.
• Throughout late 2025 – Repeated allegations by board member concerning ethics violations and attorney communications continued despite no finding of misconduct.
• December 2025 – The Board elected Victoria LaBruzzo to the office of Treasurer.
• December 16, 2025 – The Board removed Victoria LaBruzzo and Alan Ayres from the Architectural Committee after improperly calling a Special Executive Meeting for the purpose to remove the. No performance deficiencies, misconduct findings, governance concerns, or reasonable justification were identified. Simply "to provide others with the opportunity to serve".
• January 2026 – The Board publicly ratified the Architectural Committee removals and also removed Victoria LaBruzzo from the office of Treasurer without notice. Again, no performance deficiencies, misconduct findings, governance concerns, or reasonable justification were identified. Simply "to provide others with the opportunity to serve".
• Early 2026 – An Executive Committee structure was created to excluded Victoria LaBruzzo from Executive Session oversight, attorney invoices, legal discussions, and other executive-level matters despite her continued service as an elected director.
• Early 2026 – Association legal expenses exceeded $30,000. Victoria LaBruzzo was publicly blamed in an open meeting for those expenses despite having requested mediation rather than litigation and having no oversight regarding the legal expenditures being approved.
• May 5, 2026 –The Executive Committee sent an Association-wide communication to blame Victoria LaBruzzo for increasing legal expense and suggesting that she caused other community issues.
After approximately ten months of delay, mediation finally occurred. Immediately before mediation began, the Board directed management to distribute a community-wide email discussing Victoria LaBruzzo, homeowner complaints, and legal expenses.
• May 2026 – Mediation failed to resolve the dispute. No framework was established to restore working relationships, governance transparency, or Executive Session participation.
• Following mediation – Victoria LaBruzzo requested restoration of her Executive Session access and fiduciary responsibilities. The request was denied unless she withdrew allegations, released potential claims, and agreed not to pursue future legal action.
• Spring 2026 – Concerned homeowners began discussing a recall of the Board majority due to escalating legal expenses, governance concerns, lack of transparency, and ongoing controversy.
• The recall petition ultimately became another source of conflict when homeowners who signed the petition were informed that their identities could be disclosed to the membership, raising concerns regarding intimidation and retaliation.
